Letting Service

Every home is different, with a varied appeal to potential tenants, Killarney Estates must judge each property for the rent it can achieve, the type of tenant it will suit and the owner will accept. Are children/pets/smokers welcome? Or is the property most suited to a retired couple? Only discussion with the landlord and a personal inspection of the property by Killarney Estates experienced staff can set the scene for a successful letting.

Recommendations

Knowing and understanding what tenants expect in today's market Killarney Estates will advise what rent can be expected. Our staff will suggest any small improvements that might assist in letting the property. A property furnished to the bare minimum, aside from possibly gaining a lower rent does not encourage tenants, sense of responsibility or pride in rented accommodation. Personal posessions and or valuables should be removed, but the property should retain a lived in and homely appearance.

Marketing your property to let

After an initial visit to your property where rent and length of lease are established, letting particulars are prepared. Details for your property (Full address will be omitted from our particulars) are sent to our list of selected applicants. Unless otherwise arranged we always accompany potential tenants when viewing the property, for this reason we require a key in the office to ensure that we can view at all times.

We advertise daily in the local press and your property will be included at regular intervals until a suitable tenant is found.

References

Upon agreements where required, we take up necessary references e.g. financial/employer and previous landlord if applicable. References are checked thoroughly.

Tenancy Agreement

Killarney Estates will draw up a tenancy agreement and have it tailor-made where necessary and arrange for the tenant to call to our office to sign it.

Appliances

Owners letting their property for the first time should ensure that all appliances are in good working order, i.e. washing/cooker/fridge/freezer. Nothing is more likely to start a letting off on a bad footing than if a tenant finds that the heating or vacuum cleaner etc. does not work when they first come to use it.

The cost of faulty appliances is borne by the landlord - except where the work to be carried out has resulted from neglect or damage caused by the tenants.

An information sheet will be given to the landlord to be completed and returned before the prospective tenant moves in to the property. It is essential that all relevant information is given e.g. a good landlord/tenant relationship can be marred if a tenant moves into a new house and has no idea how to light the boiler.

Services

Gas/electricity/telephone supplies should be transferred into the tenant's name.

Inventory

To protect your property it is very important to have an up to date inventory. Killarney Estates where instructed will undertake to type up an inventory.

Deposit

One month's deposit is collected from the tenant at the commencement of tenancy. This deposit can be used to repair or replace any damage items other than normal "wear and tear" to the property. The tenant also signs a special condition sheet stating that if he vacates the property prior to end of tenancy, the cost of replacing a tenant will be paid through the deposit.

New Tenancy Agreement

Killarney Estates where instructed will draw up a new tenancy agreement where the original tenant wished to remain in the property.

Protecting your investment

As you can see from the above letting procedure we take the responsibility very seriously. We feel it necessary to point out that if a landlord decides not to take the management or rent collectio services then he needs to remember that both collections the rent or chekcing bank accounts are very important. Landlords should check their accounts a few days after the rent due date to ensure the rent has been lodged. If the rent has not been lodged then the landlord shoould contact the tenant straight away to see if there is a problem. Also we suggest the landlord makes frequent visits to the property during tenancy. Where Killarney Estates are employed to solely rent property rather than managing it then the landlord must note that the enquiries or problems which may occur will be handled by the landlord and tenant who have signed the tenancy agreement. Some landlords initially decide to handle the property themselves but at a later stage to take up one of tha management options. We would be delighted to discuss a landlord's requirements at any time.

Fees

Our fees are very much dependent on the type and location of the property and the owners needs. A guideline to some of our service fees are listed below.

Letting of Property
50% of one months rent. This includes Advertising the property, vetting tenants, signing tenancy agreement, transfer of ESB, rubbish, phone and all utility bills to tenant name. Completed PRTB form.

Letting and Management
10% of annual rent. This includes the above + monthly inspection of property, rent collection, 24 hour emergency line for tenant and owner.

Bookings 10% of Rental Fee.

These prices are tailored to help you the investor to apply the most efficient management system of your property.
We understand that every landlord's requirements vary; therefore we tailor our Management service to suit your own needs.
